...Local Law 11/98. Architecture Restoration Conservation (ARC) provided full inspection services including structural analysis and investigation of the building’s deteriorated faux terra cotta balconies, parapet pediments window surrounds and watertable. ARC also prepared plans and specifications, obtained permits, provided construction administration and leak inspection services, and cost control and quality-assurance advice. The restoration work included: consolidation of salvaged units, patching of cracked terra cotta window surrounds and watertable, replacement of cracked terra cotta units with cast stone at parapet, partial reconstruction of terra cotta balconies with cast stone, reconstruction of damaged terra cotta capital, painting of steel lintels, cleaning of front façade, parapet reconstruction, masonry repairs, replacement of window sealants. Joakim Aspegren of ARC, Sam Mustafic of Century Management Services, Geroge Xerakis of Skyline Restoration, and Board President Robert Unger oversaw the $619,000 project, which was completed in February 2008.
