...an exterior façade replacement and balcony restoration project. Flag Waterproofing & Restoration Company removed and replaced the entire building envelope, including all existing bricks, stonework, parapets, and a/c sleeves.The condo repaired the masonry back-up, installed new galvanized-steel shelf angles (including cathodic protection from a spray-metalized zinc-aluminum alloy), new stone sills, and cast-stone decorative quoins. The main entrance was replaced with new cast-stone units, granite pavers and new thermoplastic railings.

Jordan Ruzz P.E. Consulting Engineers of Huntington, N.Y., prepared the construction documents and provided construction administration services. Adriana Trucco was project architect for Ruzz and Ramón Pardo was project manager for Flag. Additionally, board president Robert Puskuldjian and Island Development Asset Management Corp. oversaw the over-$3 million project, which began in August 2005 and was completed September 2007.
